Tenant Referencing
We understand the importance of finding the right tenant for you and your property. In addition to taking into consideration your requirements in a tenant we also use HomeLet to guarantee that they are properly vetted, referenced and credit checked.
Tenancy Deposit Scheme
We start every tenancy with a comprehensive ARLA Propertymark approved tenancy agreement and hold a tenancy deposit in conjunction with the TDS, protecting you in an increasingly litigious world.
Out-of-hours Service
We provide effective management 24 hours a day, 365 days a year with our dedicated out-of-hours service. By personally visiting your property when there are maintenance issues and only using trusted, qualified, and properly insured contractors, we are able to minimise your repair costs.
Monthly Statements
We will provide you with a monthly statement showing your rental income and all expenses, with additional year end reporting to assist you with filling tax returns. In the unlikely event of rent arrears, we have a robust debt recovery system.

Generally 'Let Only' is available for a fixed fee whilst 'Rent Collection' and 'Fully Managed' are charged as a percentage of your monthly rental income, plus we offer discounted rates if you require management of a portfolio of properties. If you require a tailored version of one of these packages we are happy to negotiate a bespoke arrangement for you.

Additional Property Visits: £36 (inc. VAT) per visit and Property Visits for non-managed properties) Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property. |
Rent Review Fees: £36 (inc. VAT) per tenancy. Review rent in accordance with current prevailing market conditions and advise the landlord, negotiate with the tenant(s), direct tenant(s) to make payment change as appropriate, update the tenancy agreement and serve a Section 13 Notice if the tenancy is on a periodic basis. |
Renewal Fees: £ 36 (inc. VAT) per tenancy. Contract negotiation, amending and updating terms and arranging for the signing of a furthertenancy agreement. |
Right-to-Rent Follow-Up Check: £36 (inc. VAT) per check. Undertaking a repeat check in person on a time limited visa in accordance with the Immigration Acts 2014 and 2016. Notifying the Home Office should an illegal overstayer be identified. This does not apply to a Tenant-Find service. |

Tenancy Dispute Fee: £150 (inc. VAT) per tenancy. The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute.This only applies where the agent has protected the deposit. |

Vacant Property Management Fees: £36 (inc. VAT) per visit. To cover the costs associated with visiting the property to undertake visuals checks on the inside and outside at a frequency mutually agreed with the landlord. |

To cover the costs associated with taking over the management of an ongoing tenancy,ensuring all statutory compliance has been undertaken, confirming everything under “Set-up Fees” above, receiving and protecting the security deposit and providing all necessary legal documentation to the tenant. |
Deposit Transfer Fees: £0 (inc. VAT) per deposit. Should the landlord request any changes to a protected deposit during a tenancy, this covers the costs associated with legal compliance for said request. |
